Promote/Waterfall

A structure for distributing returns from a property to incentivize the GP to maximize the return on an investment. After a predetermined return (hurdle) has been passed, e.g., 8% IRR, the marginal returns are no longer distributed pro rata to the GP and LPs but instead is structured to pay the GP a greater share of the return.
